ASSIGNMENT BRIEF

Assignment One: Building Economics and Construction Costs

Project Scenario:

For all of the following questions, you are employed as a Quantity Surveyor for a private practice in the city of Auckland who has been asked to provide professional services for a new client. The client, Buildwise Properties, specialise in the provision of housing for sale, primarily aimed at the middle range of the property market. To date, all developments have taken place in Auckland. The proposed development will, therefore, be a new venture for the client as they intend to break into the Christchurch market.

Q1. Buildwise Properties are currently considering the redevelopment of a Brownfield site on the outskirts of Christchurch that was previously factory premises. The existing factory buildings were demolished some time ago, and all mains services will require replacement and renewal.

The site under investigation is a small site sandwiched between existing recently developed housing estates and small retail premises. A minimum of 38 units is proposed at 170 m2 per individual unit.

Task:

Identify and discuss the client's requirements in terms of Time Cost and Quality.

Q2. As this is a new venture for the company, they have asked you to provide an indication of the key factors which are likely to affect the design of the new development and so influence the project cost.

Task:

Prepare a Report for the client, highlighting the factors which you consider are likely to have a significant impact on the design solution and thus on project cost.

Q3. Having considered the design and cost implications, the company have nowasked you to provide an early indication of likely project cost before they make a final commitment to the project.

Task:

Describe how you can best utilise cost forecasting techniques and sources of cost data to enable you to meet the client's request. Provide a total cost m2 rate for the project and explain your assumptions. (20 marks theory discussion, 10 project cost and explanation)
