Apply building codes and standards to the construction process for low rise building: Assessment

Question 1 - Project 1

This question relates to Project 1. You will need the Project 1 documentation and access to the relevant volume of the Building Code of Australia.

You are required to undertake a BCA compliance check for the dwelling in Project 1.

Present it in a format which is easy to follow and understand.

When you are checking compliance against a document such as a Standard or the Building Code of Australia, it is useful to present your information in a table. This makes it easy for you, or anyone who picks up your document, to follow your assessment. An example of the headings you may want to use is shown below.

BCA Section and Part

BCA Performance requirements

Proposed Project

Complies Y/N

As a minimum, you are required to check BCA compliance of Project 1 against the following areas: •

Fire safety

  • Fire separation
  • Smoke alarms

Health and amenity

  • Room heights
  • Facilities
  • Light to study and Bedroom 3
  • Ventilation to ensuite and Bedroom 4

Safe movement and access

  • Stair construction
  • Balustrades

Ensure you include what Class of Building Project 1 is and what volume of the BCA you have used to check compliance. Also include a list of Australian Standards that would be applicable to Project 1.

Question 2 - Project 2

This question relates to Project 2. You will need the Project 2 documentation and access to the relevant volume of the Building Code of Australia.

Firstly, consider the project and complete the following table with regards to the BCA.

Classification

Number of storeys contained

Rise in storeys

Type of construction required

Effective height

Now, for the following areas, provide the Sections and Clauses of the BCA where you would locate the Deemed to Satisfy (DTS) Provisions.

Fire Resistance

  • Type of construction
  • Separation by fire walls
  • Doorways in fire walls

Access and Egress

  • Exit travel distances
  • Measurement of distances
  • Fire isolated stairs or ramps
  • Pedestrian ramps
  • Signs on doors
  • Car parking
  • General building access requirements
  • Access to buildings
  • Parts of buildings to be accessible

Services and Equipment

  • Fire hydrants
  • Hose reels
  • Sprinklers
  • Portable fire extinguishers
  • Emergency lighting requirements
  • Exit signs

Health and Amenity

  • Methods and extent of natural light
  • Artificial light
  • Ventilation of rooms
  • Sound insulation rating of floors
  • Sound insulation rating of walls
  • Sound insulation rating of services

Ensure you present the information in a way that is easy to follow. A table may be helpful here.

Question 3 - Project 3

This question relates to Project 3. You will need the Project 3 documentation and access to the relevant volume of the Building Code of Australia.

Firstly, consider the project and classify the building under the Building Code of Australia.

Now, assess what the building would require, or need to be designed to include, to comply with the following aspects of the Building Code of Australia.

Once again, it is useful presenting this information in a table format. You may wish to use the following headings:

BCA Section and Clause

BCA performance requirements

Proposed project requirements

Access and Egress

  • Exit travel distances
  • Fire isolated stairs or ramps
  • Pedestrian ramps
  • Signs on doors
  • Car parking
  • General building access requirements
  • Access to buildings
  • Parts of buildings to be accessible

Services and Equipment

  • Fire hydrants
  • Hose reels
  • Sprinklers
  • Portable fire extinguishers
  • Emergency lighting requirements
  • Exit signs
