Question: In the traditional commercial real estate investment structure, what is the significance of the fact that it is possible for investors to own the underlying physical assets directly, and that these assets are not too large? Suppose there was a well-functioning, highly active market for blast furnaces or automobile stamping plants. How would this help, say, Inland Steel, or Ford Motor Company, to know whether it makes sense to build a new blast furnace or stamping plant?
