Go to the real estate website (http://www.realtor.com, /www.zillow.com, etc. (Links to an external site.)Links to an external site.) andidentify five residential properties in close proximity to where you are living that you believe are most alike. Identify the variables (characteristics) that differentiate the properties and highlight the potential value of these variables. Does list price mean the same as sales price or closing price? If not, why?

Search the web to identify websites that list property data including sales price. List these sites and determine how these sites may or may not make money. Please note that in some states, the actual sales price does not need to be publicly disclosed.

Explain how the lack of disclosure of sales price might impact valuations.

Get the size from zillow.com and either the Dade or Broward Assessors data (miamidade.gov and bcpa.net I think) and any other source you might find (on the internet). Evaluate the data from each source and comment. Would your findings impact an assessment of value?
