1. Aims
The overall aim of the project is to analyse the assets of a property company and comment upon the company's strategy and returns, applying techniques available for analysis of the portfolio in a realistic scenario.
2. Learning Outcomes
On completion of the project the student should:
1) have gained experience of analysis the assets of a property company
2) have gained greater understanding through a realistic study in depth relating to portfolio construction and returns of the case study
3) be competent in dealing with portfolio analysis in terms of the data and techniques used.
3. The Project
You have been asked to analyse a property company and comment on its strategy, assets, portfolio composition and returns. Your client may wish to invest in the company on the basis of you findings although you do not need to make a recommendation on this basis at this time.
On the internet, or by other means, obtain copies of the accounts of a property company listed on the stock market, this could be a local market. Choose a company of sufficient size with a varied portfolio to justify a detailed analysis. Provide a report to your client (the investor) with details as set out below. The report should enable the investor to make a decision to purchase the company shares/stock or not.
The report should comment on:
- The company strategy
- The portfolio construction of the assets.
- Individual assets which may be of interest.
- The performance of the assets and company.
- A view of the outlook for the company and share performance.
The report should concentrate on the property portfolio aspects and avoid detailed analysis of the financial accounts and tax arrangements. The report should be in the form of a formal report to your client.
4. Method of Work
Students should bring to the notice of tutors any problems encountered, preferably prior to submission.
5. Format of Submission
Submissions must be typed in A4 format, double spaced, with an appropriate cover sheet and submitted through the Turnitin submission access on the Moodle page for the course. Submissions should be a maximum of 2,000 words. The paper must be fully referenced; the Harvard system of referencing is to be used. Please ensure that the essay is properly structured and all technical terminology appropriately explained.
