INTRODUCTION -

You have been provided with data on the expected performance of a listed property company.

This performance information includes data on individual property assets and on the corporation as a single investment entity.

Each Portfolio has 12 assets, Read Year 0 as being 2017 and your analysis is to be based on a 10 year forecast period, i.e. results to Year 10.

The only additional financial data that you will need to account for that is not included in the spread sheet is:

In the fourth year of the projections, you must spend CAPITAL on a new Air-conditioning plant, AT THE START OF THE PERIOD.

This capital expenditure applies to asset FOUR only. You upgrade the air con for asset four in year 4.

This plant is to be debt funded and paid for in full at the start of the year. The cost of the air-conditioning plant is 10% of the value of this asset at that time.

This assignment is to test your ability to work accurately and to comply with instructions. There are significant penalties if you ignore instructions. The intent is also that you should be able to apply theory learnt to property investments and their analysis.
